How we bid
How pricing works
We bid each roof after a visit and do not publish prices. A slate or cedar roof is priced by its details, and the details are on your roof.
What moves the number
The area, the pitch and how many slopes
Slate, cedar or copper, and the grade of each
Dormers, valleys, chimneys, turrets
What is under the old roof
Access, staging and scaffolding
The season, and how long approvals take
What the bid includes
Strip and disposal
Deck inspection with a per-board price for repairs
Underlayment and ice barrier where the roof needs it
Slate, shingle and copper, as drawn
Flashing, ridge and gutters listed
Cleanup, and any application work
What it leaves out, or prices as extra
Deck or rafter repair beyond the allowance
Chimney masonry
Interior plaster and paint after old leaks
Gutters not listed
Work the inspector or the commission asks to add
Why a bid, not a price list
A list would be wrong for most roofs. We would rather go up and tell you the number we will stand behind.
When you get the number
After the visit, in writing. Each detail is its own line, so you can see what to change.
If an insurer is involved
We inspect, photograph and write an itemized estimate you can share. You decide whether to file, and the deductible stays with you.
The visit
Nine steps, from booking to follow-up
- 01
Step 1: You book
By form, phone or text. We ask about the house and what you have seen.
- 02
Step 2: We walk around it
From the ground, we look at the roof, the gutters, the chimneys and the walls under them.
- 03
Step 3: We go up
By ladder, with hooks that spread the weight. We never walk on slate.
- 04
Step 4: We go into the attic
Where the water shows, and where the heat goes.
- 05
Step 5: We measure
For the bid, and for the commission drawing.
- 06
Step 6: We show you the photographs
And say what to repair and what to replace.
- 07
Step 7: We write the options
One bid, with alternatives priced on their own lines.
- 08
Step 8: If an insurer is involved
We inspect and photograph, and write an estimate you can share.
- 09
Step 9: We follow up
A call after the bid, to answer questions. No pressure, and no clock.
